Commercial ceiling refurbishment checklist before you appoint a contractor

Before you sign a ceiling or interior package, run through this checklist. It will save programme pain later.

1. Asbestos survey — legacy tiles and coatings must be ruled out or managed before strip-out.
2. Height and services — confirm void depth for HVAC, cable trays, and sprinklers.
3. Lighting — agree layouts with lux levels, not just tile centres.
4. Access — working hours, lifts, and protection to occupied areas.
5. Interfaces — who owns bulkheads, fire stopping, and decorators’ prep?
6. Handover — tile codes, hatch locations, and maintenance guidance.
