How to prepare a commercial building for a suspended ceiling survey

A free suspended ceiling survey only works if we can see the voids, understand access and confirm what stays live during the works. Ten minutes of preparation on site usually saves a week of quotation rewrites later.

What to have ready

  • Floor plans or a simple sketch with approximate areas
  • Any asbestos reports or clearance certificates for the ceiling void
  • Known leak history, roof works or HVAC issues above the tiles
  • Access rules: permit-to-work, parking, loading, out-of-hours windows
  • Whether furniture and IT stay in place or can be moved

What we check on the visit

We measure, photograph void condition, note grid type and tile face, and flag constraints that affect programme — then return a fixed-price quotation with clear inclusions and exclusions.

Occupied buildings

Most commercial surveys happen while the floor is in use. Tell us about noise limits, clean rooms, healthcare corridors or retail trading hours so we can plan protection and phasing from day one.

After the survey

You get a written scope covering strip-out (if needed), grid and tiles, perimeter detailing and any coordinated dry lining or partition work. That is the basis for a clean handover, not a vague m² rate.
